Each strategy has a tradeoff. If you want to maximize the price for which you can sell your land, you may have to wait longer and put in more work and even money. If you want to sell it as fast as possible, you may have to be willing to get less for it. And if you want to sell it easily, you can sell your land fast but may have to be willing to lower your price so you can hand off the work to someone else. Option 1: Sell your land to your neighbor

Everyone wants more space, right? Whether it’s a rural hunting land in Oklahoma, a ranch in Texas or a lakefront lot in New Hampshire – everyone wants more room. You help them and they help you.
Selling your land to your neighbor allows you to sell it fast and easily, but you may need to be willing to sell it for less. If you happen to know that the neighbor really wants to buy your land, and you don’t mind playing hardball, you may be able to get it all – fast, easy and for more cash.
Option 2: Sell vacant land by owner

But there are sites that now give you access to publish your land for sale on the MLS for a flat fee. The barrier to sell your property on Land.com is a little higher, and you may have to sign up for a subscription. Unfortunately they don’t post their pricing online.

I’m a fan of this up and coming land selling website. They have lots of search features, filters, and a good user experience. You can even post listings for free (I just discovered this as I was writing this blog post).
A word of caution on selling your land by owner: If you are going to sell your land online, you’re going to get a lot of tire-kickers, and potential scammers. So I cannot stress this enough: please be very careful – and be aware that real estate and scams these days are many, and they are advanced.
Make sure you have a good contract you can use (the TREC unimproved property contract is a good starting point). If you have an interested vacant land buyer and you have questions, call an attorney. There are lots of pros and cons of using a realtor when selling your land. The advantages are that you’ll get more exposure for your listing, you don’t have to deal with all the tire kickers, and you have someone to write up your contract and negotiate on your behalf. The downside is that it is costly, and takes a big chunk out of what you take home when you sell your land.
If you do decide to look for an agent, find one you can trust, who has sold a LOT of land, and knows your market. Talk to several, and find out their commission fee. We’ve seen commissions range from 6% up to 10%. It’s not cheap, but in some cases, it’s worth it.
An agent will handle the contracts and negotiations – and can be a good resource.
Pro tip: If the realtor won’t walk the land with or for you, that’s a red flag. You need someone who has the ability to see all your land, not only what it looks like from the road.
